The building is finished. What it is made of is in forty binders.

At handover the contractor delivers O&M manuals, drawings and a spreadsheet. The facility manager needs to know which valve feeds room 1DC1, when the air handlers need filters, what the lights on level 2 cost to replace and which of that is missing. The models the consultants drew already hold most of it. This page reads it straight from them.

For the facility manager

Every asset with its tag, maker, model, room, system, expected life and cost, found by clicking the building or searching. Rooms know what is in them.

For the technician

Work orders on the phone that open on the asset in 3D: the filter to change on AHU-1, the emergency lights to test this month, the ball valve to close for a leak in a given room.

For the owner

The renewal budget by year from each asset's installation year, life and cost, and the maintenance hours the building will take, before the first year of operation.

For handover QA

Completeness of the handover data per field and per consultant, measured on the delivered models, so the gaps are closed while the contractor is still on the hook.

One building up to 15,000 m²: models read, assets placed in rooms, completeness report to the contractor, maintenance plan, eight weeks.

HANDOVER

€1.50 / m²

Per building at handover, minimum €15,000. Paid by the owner or written into the contractor's delivery.

OPERATE

€0.30 / m² / yr

The live twin with work orders, the phone app and renewal budget, minimum €6,000 a year per building.

Euro excluding VAT. The pilot fee is credited against the handover fee.
